This is where the real sale begins. The first answer is usually just the surface — Probing & Layering uncovers the problem, the impact, the motivation, and the hot button underneath it.
Where it sits
Probing & Layering follows the Warm-Up and feeds everything after it: the Presentation is built from what you learn here, and the closes restructure around the priorities you uncover. A generic presentation creates generic value; a strong discovery process gives you the information to make the solution feel built specifically for this homeowner. The goal is not to interrogate — it is to understand.
What it is
Begin with why you were called out: what are they seeing, what have they noticed? Let them explain in their own words. Don’t rush to educate, don’t immediately correct them, don’t assume you already know the problem. Then layer: the problem itself, the impact it is having on the home, its history, the priority — why now instead of later — the decision (who is involved, what matters most in choosing a company), the hot button (the practical or emotional outcome that matters most), and the hesitation that has kept them from deciding so far.
Whenever it is safe and appropriate, get the homeowner involved in the discovery: walk the property with them, show them the visible conditions you are seeing, use photos and measurements, and ask what concerns them most. Don’t exaggerate what you see. People believe what they can see — a homeowner who discovers the problem with you is having a credible conversation, not listening to a pitch. What you collect here is the raw material of the whole appointment: the primary hot button, the secondary hot button, the must-haves, and the nice-to-haves.
“What brought us out today?”
“How long have you noticed that? Has it been getting worse? What concerns you most about it — is that what finally made you decide to have someone come out?”
The checklist
Spar grades your discovery in every round: did you stop at the surface, or did you find the buying motive? Drill Probing & Layering until the follow-up question is automatic — $29/month. Spar before you knock.
