What are the biggest probing mistakes?

Thirteen of them, documented as a list because reps make them as a set. The pattern underneath all thirteen: the rep stops learning too early — accepts the first answer, assumes its meaning, answers his own concern — and starts selling a homeowner he invented instead of the one in front of him.

The short answer

The thirteen, in order

  1. Accepting the first answer. The first answer is the headline; the information is underneath it.
  2. Assuming you know what their answer means. “Expensive,” “old,” “soon” — their words, your guesses.
  3. Asking and not listening. The question was a formality; the answer was the point.
  4. Interrupting the story. The important part was coming next.
  5. Asking too many questions. Forty questions, nothing learned.
  6. Trying to force emotion. Manufactured pain insults the homeowner and fools no one.
  7. Telling the homeowner how they feel. Name it for them and they'll correct you — or go quiet.
  8. Leading when you need discovery. A leading question in discovery collects agreement, not information.
  9. Talking too much. Every minute you talk is a minute they don't.
  10. Product dumping too early. Features before understanding are noise.
  11. Solving before fully understanding. The right answer to the wrong problem.
  12. Missing “why now?” No trigger, no urgency, no sale.
  13. Confusing the problem with the hot button. The leak is the problem; the worry is the button. Sell both, know which is which.

How it runs

Diagnose yourself with the list

Read the list as a mirror after a lost appointment: which mistake killed it? Most reps have a signature error — the early solver, the first-answer accepter, the talker — and it follows them from house to house until it's named. The list's mercy is that every mistake on it is a behavior, not a talent: each one has a mechanical opposite you can run at the next door.
