Takeaway Close

When the investment has to come down, the rookie move is a discount. The Takeaway Close changes the deal instead: if the investment goes down, something else goes down with it.

When it runs

After the investment is isolated as the real barrier — and after a commitment

Do not start taking things away just because a homeowner reacted to the number. First isolate: is the investment actually preventing the decision? Then get the contingency commitment — if the investment gets closer to where they are comfortable, are they ready to move forward? Only with that commitment do you have a reason to restructure the project.

Your Probing & Layering tells you what can move. You know their primary hot button, their secondary hot button, their must-haves and their nice-to-haves — so you know what can come out without touching the reason they called you.

What it is

Change the deal before you change the number

The Takeaway Close asks whether removing or reducing something — an upgrade, an option, part of the scope, an accessory, a project phase — would make the investment work. A homeowner who wants 22 windows but cannot make the full investment work might handle the upstairs and the problem openings now and phase the rest. A roofing project might keep the complete system and set aside two upgrades they told you mattered less.

The takeaway also reveals what they actually value. Suggest removing the upgraded glass package and hear “No — I definitely want that” and you have learned the feature carries real value. Let them protect what matters, let them participate in the restructuring, and be precise about what changed: the investment changed because the project changed.

  • Core principle: the investment goes down, something else goes down with it.
  • Isolate first. Contingency commitment second. Restructure third.
  • Never take away the thing that solves their primary reason for calling you.
  • Explain exactly what changed — never reduce scope and pretend nothing changed.
  • Do not train homeowners that every resistance earns a lower number — that is an auction against yourself.
The language — documented
“What if we took away ______ and ______? If that got us closer to where you need to be, would that make more sense for you to move forward?”
“Out of everything we’ve put together, what would you absolutely not want to give up?”

Where it fits

One system, twelve closes

The Takeaway Close runs after the Contingency Close establishes the commitment, and it protects the integrity the Manufacturer’s Rebate Close depends on. One of the twelve closes drilled in Spar Fight Camp.

Every close on this page is taught from Frankie J’s documented training — the same system Spar grades against in live AI sparring rounds. Read the full library on The Twelve Closes, see how the closes sit inside the 7-step system, and drill this one until it is reflex with a Spar membership.

Drill the Takeaway Close until it’s reflex

Reading about a close is not the same as running it against a homeowner who pushes back. Spar is the AI sparring partner built on Frankie J’s exact system — live voice rounds, graded against the playbook, for $29/month. Spar before you knock.
