Marketing Home Close

A random discount teaches a homeowner your number was soft. The Marketing Home Close is an exchange: their project showcases the company in their neighborhood — and the investment changes for a legitimate reason.

When it runs

Late in the appointment, after the value is built

This close comes late. Never lead with it — a marketing incentive mentioned before the project is sold just becomes the number they anchor on. The project has to be the type a company would genuinely want to showcase: a visible transformation, a street where the company wants presence.

The exchange is specific: a yard sign during the project, and permission to take before-and-after photos of the exterior to showcase the work afterward. Get agreement on the marketing program first. Then establish the commitment. Then present the new investment — and lay off it.

What it is

An exchange, not a markdown

What separates this from a random discount is that both sides give something. The homeowner gives the company marketing value in their neighborhood; the company applies an additional incentive toward the investment. The original project stays valuable — nothing about the work got cheaper, the terms changed because the homeowner is participating.

Do not stack incentives on top of it, and do not destroy the original value by treating the first figure as fiction. When the new investment is presented, present it once, cleanly, and stop talking.

  • Tie it to the neighborhood — presence where the work is visible.
  • Before-and-after photos have real value. Say what they are for.
  • Get agreement on the program, then the commitment, then the new investment.
  • Never lead with the incentive, and never stack a second one on top.
  • Keep the original project valuable — the exchange changed the terms, not the worth.
The language — documented
“There is one other thing I can look at. We do have a marketing program for certain projects where we’re trying to increase our presence in the neighborhood.”
“We’d put a yard sign out during the project, and we’d want permission to take before-and-after photos of the exterior so we can showcase the work afterward.”
“In exchange for allowing us to use the project for that marketing, I may be able to apply an additional incentive.”

Where it fits

One system, twelve closes

The Marketing Home Close is the in-appointment cousin of the Doorknob Close’s re-entry — both change the investment only for a stated, legitimate reason. One of the twelve closes drilled in Spar Fight Camp.

Every close on this page is taught from Frankie J’s documented training — the same system Spar grades against in live AI sparring rounds. Read the full library on The Twelve Closes, see how the closes sit inside the 7-step system, and drill this one until it is reflex with a Spar membership.

Drill the Marketing Home Close until it’s reflex

Reading about a close is not the same as running it against a homeowner who pushes back. Spar is the AI sparring partner built on Frankie J’s exact system — live voice rounds, graded against the playbook, for $29/month. Spar before you knock.
