The appointment is over. They’ve said no. The Doorknob Close works because the pressure is actually released first — then you re-enter, once, with something real.
When it runs
Do not introduce this close too early. It only exists at the natural end of an appointment: the presentation is complete, the closes have run, the homeowner has said no, and you are packing up. The departure has to be real — you genuinely thank them, gather your materials, and get your things out of their way. A theatrical fake exit fools nobody and burns the trust the whole appointment built.
Pressure release is the first half of the close. When the homeowner believes the selling is over, the guard comes down — and that is the only moment a re-entry can be heard.
What it is
In Frankie’s setup, the re-entry carries legitimate new value: the manufacturer rebate had not been checked yet. You re-enter briefly, check what is actually available, and present the new investment that the rebate makes possible. It feels different from discounting because it is different — the number changed for a stated reason that was not on the table before.
Keep the re-entry short, watch the homeowners as you make it, and do not get overexcited. If they move forward, move forward. If they still say no, the appointment ends with the relationship intact. And never keep discounting afterward — a second and third re-entry turns a close into a spiral.
“Alright guys, I appreciate you having me out. Let me get all this stuff out of your way.”
“You know what? I almost forgot…”
“Don’t shoot me for trying…”
Where it fits
The Doorknob Close’s standard re-entry is the Manufacturer’s Rebate — and it contrasts with the Porch Light Close, where you leave so the decision makers can talk and they invite you back. One of the twelve closes drilled in Spar Fight Camp.
Every close on this page is taught from Frankie J’s documented training — the same system Spar grades against in live AI sparring rounds. Read the full library on The Twelve Closes, see how the closes sit inside the 7-step system, and drill this one until it is reflex with a Spar membership.
Reading about a close is not the same as running it against a homeowner who pushes back. Spar is the AI sparring partner built on Frankie J’s exact system — live voice rounds, graded against the playbook, for $29/month. Spar before you knock.
